CONDOMINIUM PROPERTY MANAGEMENT
SERVICES INCLUDE:
- MONTHLY INSPECTION OF BUILDING…including mechanical systems, etc… (exterior and interior common areas). From inspection – Crism will provide a list of any immediate needs to address along with long term needs to prepare for. Crism will also provide estimated costs for these needs
- REVIEW, BID OUT, AND SECURE ALL CONTRACTED SERVICES... for the Condominum Association as needed, cleaning, outside maintenance, etc… CRISM will put all contracted services out to bid periodically making sure that the scope of work needed is covered in the bid and the association is getting the best price and service. After bids are received….Crism will present them to the Association. After approval – Crism will facilitate a contract with the desired company.
- FIRST POINT OF CONTACT FOR EMERGENCY/MAINTENANCE NEEDS....for any Condominium Association Needs. CRISM, LLC will also extend that service to any owners if they choose to contact us.
- TREASURY SERVICES... though many Condominium Associations collect their own fees, Crism does extend the option to collect the fees, maintain a bank account, and forward the income along with a detailed monthly statement to the Association Treasurer for Maintenance and Monthly Expenditures. Or CRISM, LLC can maintain all or a certain part of the income and pay Approved Monthly Expenses.
- BOARD MEETING REPORTING... Crism will attend board meetings on a monthly basis and provide information on everything mentioned above, address any other needs that the board wishes Crism to investigate and report on.
CRISM’S CONDOMINIUM MANAGEMENT FEE IS 7% OF THE MONTHLY INCOME (For associations---the monthly income is considered the Condominum or HOA Fees).
ADDITIONAL SERVICES THAT WE CAN OFFER:
- IMPROVEMENT WORK...Any Repair/Maintence Work to be done via the Condominium Association can be contracted through CRISM LLC (general contractor in R.I. and Massachusetts). We would also service the owners if they wished. See our Residential Home Improvement Page for all the services that we can offer. CRISM would review the Project and then issue the Association (or owner) a Price Quote. (NOTE: if the Association already has contracted services with certain vendors—maintenance (in and out), plumbing, etc…--Crism will make sure that the maintenance or emergency needs are passed on to them and oversee that the work needed gets completed).
- PROJECT MANAGEMENT... all MAJOR PROJECTS can be bid out and Managed by CRISM, LLC. Crism will put together the scope of work and then send the projects out to bid. Crism will present the bids to the Condominium Association for approval. After approval – Crism will facilitate a contract with the desired company that the Association wishes to proceed with. The Management of the Project will be at 8% of the total Project cost. The Crism project manager will oversee that the project is completed within the scope of work requested and they will be the one point of contact for any problems/questions between both the contractor and the Association.
