  • Coordinate Property Assessment Walkthru (between Owner/Tenant)
  • Coordination of Key Transfer & First Months Rent (if not already completed at lease signing)
 
***FEE = 75% of the first months rent.  Not due until Tenant signs lease
 
 
 
 
Property Management Services:
  • Lease Preparation
  • CRISM/Tenant Lease Signing with collection of security deposit
  • CRISM key transfer & first months rent collection (if not already completed at lease signing)
  • CRISM/Tenant Property Assessment prior to move-in
  • CRISM confirmation with tenant of utility changeover(if applicable)
  • Lease Management
  • Rent collection
  • Monthly accounting statements to Owner
  • Monthly Inspections
  • 24/7 on call emergency service
 
***FEE = 7% of the monthly rent.  Only due when property when rent is collected.  Nothing is due while property is vacant.  If property is vacant, CRISM LLC  is then employed as the Tenant Placement Provider

If you would like Tenant Placement Services only, that is fine.  You are not obligated to employ us as your Property Manager.
 
If we are your Property Manager, then we have the exclusive right to place your tenants when your Property is vacant.

Property Management Rate Recap:
  • Monthly management fee is 7% of the monthly income per property--NO CHARGE WHILE PROPERTY IS VACANT
  • Tenant placement commission is equivalent to 75% of first month's rent--ONLY DUE AFTER THE LEASE IS SIGNED
  • Flat fee structures are available for multiple units over 20
